How This Works
Selling costs: estate agent fee (0.75–3.5% of sale price + VAT), solicitor (£800–1,500), EPC (£60–120 if needed). Most sellers also pay the redemption fee to clear their existing mortgage at completion. An EPC is legally required before marketing a property — if yours is over 10 years old, you need a new one.
Online agents (Purplebricks, Strike) charge a fixed fee of £500–2,000 but you manage viewings yourself and they typically offer less negotiation support. High street agents charge 0.75–2.5% but conduct viewings, qualify buyers and negotiate on your behalf. Research consistently shows high street agents achieve higher final sale prices. On a £300,000 property, paying 1.2% (£3,600) vs £999 costs £2,600 more — but if the agent achieves even 1% more on price (£3,000), they more than pay for themselves.
