How This Works

Gross yield = annual rent / purchase price × 100. Net yield = (annual rent − all annual costs) / purchase price × 100. Annual costs include mortgage interest, letting agent fees (8–12% of rent), buildings insurance, maintenance and void allowance. The 5% gross yield benchmark is widely used but net yield gives the true picture.

Northern cities consistently offer the highest gross yields: Liverpool, Manchester, Hull, Middlesbrough, Doncaster and Bradford typically achieve 6–10% gross yields. London typically yields 3–5% gross but offers stronger long-term capital growth. The highest-yield areas often have lower capital growth and vice versa — a balanced portfolio considers both. Always research local rental demand, vacancy rates and tenant quality before investing.
