How This Works

Total buying costs include: stamp duty (varies by price and buyer type), conveyancer/solicitor fees (typically £1,000–2,000), survey (£400–1,000 depending on type), mortgage arrangement fee (£0–1,999), moving costs (£800–3,000), property searches (£250–400), and Land Registry fee (£20–500). Budget approximately 3–5% of the purchase price for total buying costs.

You can add the mortgage arrangement fee to your mortgage (most lenders allow this), but this means paying interest on it over the full term — a £999 fee added to a 25-year mortgage at 4.5% costs approximately £1,600 in total. Other costs (stamp duty, solicitor, survey, moving) must be paid from savings at completion. Many first-time buyers underestimate these costs — always have them covered before making an offer.
